Verifying the authenticity of an apartment

When searching for an apartment to rent or buy, you can verify that the property actually exists, matches what’s shown in the ad, and that the advertisement itself is approved by the Real Estate Regulatory Agency (RERA) — by checking for a QR code.

The Dubai Land Department has implemented QR coding on property ads to help verify their authenticity. By scanning the code, you’ll be directed to the department’s official website, dubailand.gov.ae , where you can access details about the listing company, the property’s condition, and its technical specifications.

The Land Department strongly recommends that clients and investors deal only with real estate listings that contain a QR code, in order to protect their rights and prevent fraudulent transactions.

By scanning the code, you’ll be able to see:

• whether the listing has been approved by the Land Department
• the permit number, listing number, and its expiration date
• the license number and name of the company that published the listing
• the name of the building, type and size of the unit, and its location
• the price of the property
